Our approach
We buy, improve, and hold residential homes in the Mid-South. The work is not complicated. Doing it the same way every time is the difficult part.
Underwriting
We underwrite to cash flow, not to appreciation. A house has to work on the numbers it produces today — rent it can actually command, taxes and insurance as they actually are, and a real reserve for the roof and the systems. If the deal only works when we assume the market carries it, it is not a deal we take.
We would rather pass on a house than stretch for it. Passing costs us nothing but time. Stretching costs us the next five years.
Capital improvements
Systems and safety come before cosmetics. We spend on roofs, HVAC, plumbing, and electrical first, because those are the failures that put a resident out of a home and turn a small problem into a large one.
Paint and fixtures matter, and we get to them. They are simply not what we lead with. A house with a new kitchen and a twenty-year-old roof has been dressed up, not fixed.
Residents
Our obligation is safe, well-maintained housing and a real answer when something breaks. We treat every house like it is our own home, because for the person living in it, it is.
Repairs get responded to. That is the whole standard, and it is harder to hold than it sounds, which is exactly why we hold it.
Vendors
Clear scope up front, prompt payment after. We would rather pay a fair price to a contractor who answers the phone next year than chase the lowest bid and start over every season.
Long relationships are cheaper than short ones. Roofers, HVAC techs, plumbers, and electricians who know our standard do better work in less time.
